Pre-Design is all about understanding project opportunities and feasibility. During this initial phase, we work with you to develop the details of your program, aspirations, and design desires. We assess the site, check code and zoning regulations, and review the budget and schedule. We also walk through the project site with you, and produce drawings of the property or existing building.

Schematic Design focuses on developing the design trajectory for the project. We review options for how to incorporate the program, design desires, zoning and building code requirements, and analysis of the existing site or structure. We work through floor plans, schematic 3D views, and mood boards. At the end of Schematic Design, a design is selected to move forward.

During Design Development, we dive into the design details, material choices and furniture, fixture and equipment selections. We guide you through decision making with renderings, material samples, and detailed drawings. Structural elements and mechanical, electrical, and plumbing systems begin integration into the drawings during this phase.

During this phase, we develop a set of Construction Documents: comprehensive and detailed drawings for pricing, permitting, and construction of the project. We also coordinate with engineers and other consultants to incorporate structural, mechanical, electrical, and specialty scopes.

Procurement assistance services are provided for approved furniture, fixtures, and equipment (FF&E) and décor items specified in the design. This service includes assisting with orders, coordinating with fabricators for custom pieces, and support for on-site installation.

During Bidding, we walk through the project with potential builders to answer any questions regarding the scope of work, existing site, and details of the design. This phase culminates in bid proposals from the different builders, at which time we can assist with review of builder proposals and qualifications.

During Construction, we perform site visits, meet with the Builder and Client, review shop drawings, and respond to requests for information to review project progress and conformance with the design intent.
