At END Studio, we tailor every project to our client’s needs and vision. The services, process, and design phases for your project may vary, but here's what you can expect from a typical project process:
Pre-Design + Master Plan
Pre-Design is all about understanding the project opportunities and contraints. We take stock of the site, program, regulations, budget, and schedule to develop an initial trajectory for the project. Deliverables may include master plans, feasibility studies, concept diagrams, or other preliminary visualizations.
Schematic Design
Schematic Design focuses on the development of design options for the project, incorporating the program, design desires, zoning and building code requirements, and analysis of the existing site or structure. We’ll work through floor plans, schematic 3D views, and mood boards. At the end of Schematic Design, a design is selected to move forward.
Construction Documents
During this phase, we develop a set of comprehensive and detailed drawings for pricing, permitting, and construction of the project, and coordinate with structural, mechanical, and other consultants to develop their construction drawings and details.
Bidding + Negotiation
During the Bidding phase, we walk through the project with potential builders to answer any questions regarding the scope of work, existing site, and details of the design. The phase culminates in bid proposals from the different builders, upon which time we can assist with builder selection.
Construction Administration
During the construction phase, we perform construction observation site visits, meetings with the Builder and Client, shop drawing review, and responses to contractor requests for information to review general progress and quality of the construction being performed.
